Veterans and active-duty members of the armed services are among those qualified for VA home loans. Other people who qualify for VA mortgages are National Guard members, reservists, and any qualified surviving spouse. For the latter, there may be different conditions based on the length of your/your spouse’s service.

How do I qualify for a VA mortgage loan?

VA home loans are mortgages guaranteed by the U.S. Department of Veterans Affairs, and are a key benefit provided to those who put their lives on the line for our country. Unlike conventional mortgages, VA home loans have no down payment requirement. This means qualified homebuyers may fund the entire purchase of their new home with no money down, or even build a brand-new home with less money down compared to conventional home loans.

At least one of the following criteria must apply to you to access your VA mortgage entitlement:

  • You have served 90 consecutive days of active service during wartime, or 181 days of active service during peacetime.
  • You have been an active member of the National Guard or reserves for more than six years.
  • You have been married to a service member who died in the line of duty, or who died because of a service-related disability.
